Stamp duty on a rent agreement in Tamil Nadu

In Tamil Nadu, stamp duty on a residential rent or lease agreement is 0.25% of the total rent plus the deposit for terms up to 5 years; commercial and longer leases attract higher rates — use the residential/commercial toggle. The registration fee is 1% of the rent (maximum ₹5,000), and registration is mandatory for terms exceeding 11 months. Tamil Nadu is one of the few States that adds the deposit to the base.

When and how to pay

  • In Tamil Nadu the duty is paid on stamp paper, by franking or e-stamping, and registered on TNREGINET.
  • Stamp duty and any registration fee are calculated from the rent, deposit and term set out in the agreement. For a registrable lease the deed is registered at the Sub-Registrar's office.
  • An unregistered lease of 12 months or more is not admissible as evidence of its terms, so register where the term requires it.
